How To Keep Tenants Happy, Healthy, & Coming Back

Let’s face it, no one wants to come to a dirty workplace every day; trash cans overflowing, yesterday’s coffee mugs making rings on the desk, cloudy windows that can’t let in the light of day and bathrooms that scream ‘Clean me!’ do not make for happy tenants. And as a building owner, you know that happy tenants are tenants that renew their leases and share the love about how great their offices are.

The International Facility Management Association reported that ‘poor janitorial services’ was the third most common complaint among office tenants after ‘it’s too hot’ and ‘it’s too cold,’ and 64 percent of office workers saw a connection between the cleanliness of a building and the number of times they call in sick. Only 29 percent of those workers believed their offices were being cleaned as effectively as possible.

Needless to say tenants value more than a good view from their office window. They want that view to be crystal clear.

5 tips to keep tenants happy

Here are 5 tips for keeping your current tenants happy and healthy and attracting new ones to your building:

  1. Make sure bathrooms and break areas sparkle.
This really should be a no-brainer. Bathrooms are germ magnets and everyone deserves a clean place to enjoy lunch.
  2. Disinfect high-touch areas.
Routinely cleaning and disinfecting tables, doorknobs, chair arms, elevator buttons, restroom faucets and toilets, coffee makers, water dispensers and stair railings will help keep germs at bay and reduce the spread of viruses, such as the flu, throughout the office.
  3. Keep floors in good order.
Poor floor conditions are a leading cause of accidents in the workplace. Spills, dust, clutter and disrepair should be addressed immediately.
  4. Wash windows and change light bulbs.
Many studies have shown the importance of good lighting in an office space and how a lack of it can affect an employee’s health, mood and productivity. Clean windows that let in lots of natural light and light fixtures that are regularly maintained are key to an employee’s wellbeing.
  5. Eliminate clutter and tidy workspaces.
Besides looking unorganized, piles of papers are dust magnets, and overflowing trash cans make a space look unkempt. Neat and tidy desks and clutter free floors are easy ways to show tenants you care about them.
